Congratulations on your purchase of a Boyd Home!At this point you probably have some questions about the building process and what you can expect along the way. We will work with you every step of the way, and be available to answer any of your questions.
Our primary goal is to deliver your home, just the way you purchased it. We focus on even the smallest details so that the home you've been dreaming about during the building process is the same house you walk through upon completion. We believe the key to getting the details right is in the strength of our communications with you, through-out the process. We work hard to make sure your expectations are our expectations.

Pre-Construction Matters
Before we can start building your home, you have to make some decisions about color selections and similar matters. Soon after your contract is complete, you will schedule a meeting with our site representative to go over the available selections. During this same time, you will be meeting with the loan officer to apply for your loan and get a preliminary approval from the lender. If you have a house to sell, we will help you to sell your home, through Premier Realty, or coordinate with your existing agent to ensure that the process stays on track.
Plan Approval Process
After you have made your selections, obtained preliminary loan approval, and satisfied any other contingencies, we must obtain approval from the municipality (county or city) for your specific home, on the specific lot within the community. In order to do this, we submit things like soil reports, foundation plans and engineering drawings. This is a rigorous process the the municipality requires of every new home built, and it usually takes 2-3 weeks, but can take longer, especially if the municipality if processing many applications. Depending on the particular community, we may also have to obtain approval for your home from the applicable homeowner's association.
Building Your Home
Once we receive plan approval, we begin to clear your lot, prepare the ground, and establish a drainage plan. We dig the footings that will support your foundation. These footings are inspected by the municipality before additional work can be done. After footing inspection we will begin the masonry work and framing.
Planned Homeowner Walk-throughs
We believe that the best way to facilitate the building process and keep homebuyers informed is to take our homebuyers on walk-throughs, at different stages of the building process. Some of these are optional, but we offer them to allow for us to resolve any issues or concerns you may have as quickly as possible. Walk-throughs are coordinated with your site representative, and are scheduled at these phases of construction:
Framing – At the framing stage, the homebuyer has the ability to review the general layout of items, like cable routing, washer/dryer setup, and vent placement. This is done right before drywall.
Pre-closing– We encourage our homebuyers to schedule a walk-through with their site representative, 1-2 weeks prior to their scheduled closing. This quality control step allows Boyd Homes to correct any issues noted at that time prior to the closing walk-through. We may also use this opportunity to instruct our homeowners on how various appliances and controls work in their home.
Closing– This is a mandatory walk-through, which is scheduled three to five days prior to the closing. This allows the homeowner to list any remaining items they would like addressed.
Homeowner Communication
Your site representative will be sending you a series of postcards during the construction process to provide you with an updated progress report. You can expect to receive postcards at these stages:
- On signing your contract
- When the foundation is complete
- When framing is complete
- To welcome you to your new home

Within your first 90 days of occupancy, we encourage you to send us a list (commonly referred to as a 'punch list') of items to be corrected that you have discovered since your move-in. We will send you a reminder at 11 months, so that you can send us a new punch list, and we will be happy to come out a final time to fix these.
